Investment Property Bathroom Renovation

I was recently asked by a client to help select the finishes for a bathroom renovation. The property has been an investment property for several years and he decided to update the bathroom in between tenants. So before putting the home back on the market for rent, we discussed the goals of the bathroom renovation. There are many things to consider when renovating any space in your home or investment property so let’s go through them one by one.

  1. Cost - I have always encouraged my clients to keep in mind the type of home they have and select finishes that are in line with the expectation of the ultimate buyer or renter. If you have a multi-million dollar mansion it will be important to select high end finishes. In this case we were selecting materials for a one bedroom, one bath condo in Arlington Virginia. In rentals I am always going to suggest spending the least amount possible on materials. You will sleep better at night knowing that you don’t have to worry about the very expensive flooring, vanity, light fixture etc in your rental property.

  2. Style - This property is a condo located in an all brick community located right outside of Washington, DC that was built in the 1940’s. The architecture is a traditional colonial style and in this case we decide to stick with that traditional theme. My client requested that we design the bathroom with the original 1940’s bathroom in mind.
